This beautiful, versatile, and well-priced recreational waterfront lot is located in Southern Colorado, near the Town of La Jara and City of Alamosa. Build a seasonal cabin, pull your recreational vehicle camper onto the lot, or just camp. Enjoy over 200 feet of creek frontage on LaJara Creek, known for its brown trout, and enjoy some great Colorado mountain fishing!
We offer Lot 23, Block 6, over one (1.11) acres, in the La Jara Creek Acres gated recreational fishing community (with maintained roads, fishing facilities, and covenants/use restrictions), accessible by paved and graded dirt County maintained roads. No utilities are available to this lot, so off-grid solar or generator needed. $200 (approximate) annual property owners association fee covers interior road maintenance, gate security, and fishery management such as ponds/water augmentation and fish stocking. The HOA also has provided a septic RV waste dump station, which is free for your use as an owner and member.
This is a corner triangle shaped lot, with nearly 250 feet of creek frontage, and roadway access from two roads: Canyon Road and Willow Cove Trail. The lot features a large barbed wire fenced and gated “RV Corral”, where you can park your rig, build a cabin, install a shed, and while away your summers in this breathtaking and relaxing locale. There’s even an old cowboy or sheepherder’s fire ring for roasting marshmallows and the like! This fenced yard measures about 1/4 acre and provides security and a manageable space for your stuff.
Walk out your back door and access LaJara Creek for excellent brown, rainbow, and brook trout fishing. Close to La Jara (15 minutes) and Alamosa (30 minutes) for shopping and urban amenities. Easy paved road access to within 10 miles of the lot, and maintained dirt roads the rest of the way. Beautiful riparian/river/stream, and canyon views. Quiet secluded lifestyle but close enough to urban amenities.
If you get tired of fishing from your lot, drive a few miles west, to the end of the road, and enjoy the La Jara State Wildlife Area. There, you can fish, hunt, and hike in beautiful mountain canyons featuring sheer rock cliffs.
La Jara Creek Acres is a fully fenced and gated ranch, located in a beautiful canyon leading out of the San Juan Mountains. Enjoy warm summer days and cool starlit nights at our 8000 foot elevation. La Jara Creek is a highly rated, spring fed mountain stream, set majestically in its deep canyon; our development has enhanced the fishery by constructing fishing ponds stocked with rainbow trout, which adds to the already consistently good fishing. This lot is a part of a historic ranch; La Jara Creek Acres is almost entirely surrounded by government land. It would be difficult to find a better place to relax and unwind than here, to enjoy Colorado’s best wildlife, fishing spots, and hunting and mountain climbing opportunities.
The lot is accessible by good roads, but it is remote. The lot has been surveyed, and there are markers (wood posts and/or metal stakes with identifying numbers) on each corner of the property. The markers correspond to the survey map, so it is very easy to locate the exact boundaries. Note that because the lots run out to the middle of the river, the back lot line survey stakes have been set back on solid ground — near the creek’s edge.
Terms available at asking price with at least 10% down, 8% interest, 5 years, OAC.
